Yes, absolutely! We have a dedicated office located at 67 Highgate High Street, London, N6 5JX. Clients are welcome to visit us for meetings, consultations, and design planning. Our office is open Monday to Friday, from 9:00 AM to 6:00 PM. Our meeting room provides the perfect environment for in-depth discussions.
Project Planning & Initial Stages
No, you don't. As a design and build company, we have an in-house design team (Claire and Alice) who can take your ideas from concept right through to detailed architectural plans. This integrated approach often streamlines the process and can lead to cost efficiencies. You can even conduct initial design discussions at our Highgate office.
Our commitment to budget control is central to our service. Our in-house Quantity Surveyor creates a detailed, realistic quote at the outset. This quote is then signed off and rigorously tracked throughout the project by Peter, our Head of Compliance & Budgets. We believe a right quote from the beginning delivers the right result, with no surprises.
A Quantity Surveyor (QS) is a construction professional responsible for managing all costs relating to your building project. They ensure value for money, track expenses, and manage contractual relationships. Our in-house QS provides accurate cost estimates, monitors expenditure, and ensures the financial health of your project from conception to completion.
Many projects, especially extensions and new builds, require planning permission from your local council. Some smaller alterations or loft conversions may fall under "permitted development" rights. Our team, led by Claire, handles all necessary planning applications and submissions on your behalf, guiding you through the entire process.
Building Control ensures that your construction work complies with the UK Building Regulations for health, safety, and welfare. Yes, our team will manage all required Building Control submissions and inspections throughout your project, ensuring full compliance. Peter, our Head of Compliance & Budgets, oversees this crucial aspect.
During Construction
Clear communication is paramount. Claire, our Construction Lead, acts as the main communicator between our site teams and you, the client. She ensures you are always informed about progress, milestones, and any key decisions. Our project managers, including Saylan, maintain oversight, and Fabio coordinates daily with individual trades like electricians and plumbers to ensure everything runs smoothly. We can hold regular progress meetings at our Highgate office as well.
Fabio, our dedicated Trades Co-ordinator, is responsible for the seamless integration of all specialist trades. He works directly with our plumbing and heating specialists, electricians, and other professionals, coordinating their schedules and works to ensure everything progresses efficiently and without unnecessary delays, from rewiring enquiries to complex installations.
Yes, absolutely. Stonebridge Construction is fully insured, and we provide clear, comprehensive contracts for every project. This guarantees delivery on time and on budget, offering you complete peace of mind. Peter, our Head of Compliance & Budgets, ensures all contractual and compliance aspects are robust.
Post-Completion & Aftercare
A "snagging period" (or defects liability period) is a timeframe after a construction project is completed during which any minor defects or issues (known as 'snags') can be identified and rectified by the builder. Stonebridge Construction offers a two-year snagging period post-completion. This means for two years after your project is finished, we remain contractually obligated to address any quality issues that may arise.
Yes, we do. A retention (a small percentage of the total project cost) is held for the duration of the two-year snagging period. This financial commitment ensures that we have the necessary funds to efficiently address and rectify any snagging issues that may occur, reinforcing our commitment to the quality of our work.
Our commitment to you extends beyond project completion. You can always reach out to us during the two-year snagging period for any issues. Even beyond that, we value our client relationships, with many becoming firm friends, and are happy to offer advice where we can.
Getting Started with Your Home Project
Starting a home renovation or extension can feel overwhelming. We recommend beginning with a clear vision of your goals – what do you want to achieve (more space, better flow, increased value, updated style)? Next, consider your budget. From there, engaging with experienced design and build specialists like Stonebridge Construction early on is highly beneficial. We can help you define your project, advise on feasibility, and manage the entire process from concept to completion.
Costs vary significantly based on size, complexity, materials, and finishes. As of 2025, a single-storey extension in London can range from £2,500 to £4,000 per square metre, while a larger project like a full house renovation or two-storey extension can be £65,000 to £100,000+. Factors like adding a new kitchen or bathroom will also increase costs. It's essential to get a detailed, transparent quote, which our in-house Quantity Surveyor can provide.
While building work can happen year-round, many homeowners prefer to start in spring or summer for better weather conditions, which can accelerate groundwork and external works. However, this is also a peak time for builders, so planning well in advance is crucial. Starting in autumn or winter might offer more flexibility with builder availability. Ultimately, the "best" time depends on your specific project, urgency, and the availability of your chosen professionals.
Planning & Legal Considerations
Not always. Many smaller extensions and loft conversions can fall under Permitted Development Rights (PDR), meaning they don't require full planning permission, provided they meet specific size and design criteria. However, rules can be complex, and areas within Conservation Areas or with Article 4 Directions may have stricter limitations. It's always best to check with your local planning authority or consult with our experts at Stonebridge Construction, who regularly handle planning applications across North London.
Building Regulations are national standards for the design and construction of buildings, ensuring health, safety, welfare, and convenience for people in and around them. They cover aspects like structural integrity, fire safety, drainage, ventilation, and energy efficiency. All significant building works must comply with these regulations. Our team manages all Building Control submissions and liaises with inspectors on your behalf to ensure full compliance.
The Party Wall Act 1996 applies to certain types of work carried out on or near a party wall (a wall shared with a neighbour), party fence wall, or excavations near a neighbour's property (e.g., for extension foundations). If your project involves these, you'll need to serve a Party Wall Notice to affected neighbours, usually two months before work starts. Our team can advise you on whether the Act applies to your project and guide you through the process.
Working with Professionals
Choosing the right builder is crucial. Look for companies with: * Strong local recommendations and positive reviews. * Clear contracts and comprehensive insurance. * Transparent pricing and detailed quotes. * Experience in projects similar to yours. * Excellent communication skills. * A dedicated physical office (like ours at 67 Highgate High Street) where you can meet the team. * In-house expertise for design, project management, and various trades.
Yes! As a design and build company, we pride ourselves on our in-house Interiors & Design team, led by Claire and Alice. They work closely with you to develop concepts, select materials, and finalise designs that match your vision and budget. Our Highgate office has a meeting room perfect for these in-depth design planning sessions.
We employ a meticulous project management approach. Saylan, our Managing Director, oversees overall strategy, while Claire acts as the main communication link between site and client. Fabio coordinates all the individual trades (like electrics, plumbing, and heating), ensuring everything runs smoothly on site. This integrated approach minimises stress for you.
Budget & Financing
Common financing options include remortgaging (releasing equity from your property), personal loans, or specialist home improvement loans. With potential interest rate cuts in 2025, remortgaging might become a more attractive option for some. It's always advisable to consult with a financial advisor to determine the best option for your circumstances.
A well-planned and executed renovation or extension can significantly add value to your property, particularly in competitive markets like North London. Improvements like adding more living space (extensions, loft conversions), updating kitchens and bathrooms, improving energy efficiency, and enhancing kerb appeal often yield excellent returns on investment. Our founders' background in the North London property market gives us unique insight into maximising resale value.
After Your Project is Complete
Upon practical completion, we conduct thorough inspections to ensure everything meets our high standards. We then officially hand over your transformed home. For peace of mind, we provide a two-year snagging period, with a retention held for any works needed during this time, ensuring prompt resolution of any minor issues.
